1.  Call us to come over and do a walk through prior to renovations before you are thinking of selling.  Many times we have had previous clients renovate a basement, that may not bring a return on your investment.  Some renovations that may not be the best options for a return on money spent include: installing a swimming pool, spending money on a hot tub, painting the home a custom colour that some people would find offensive, building a large deck or shed; the perceived value is the same as a home next door even though something may have cost you $5,000 more, it does not show on  a real estate appraisal as a positive improvement.

2.  Track down the list of improvements that the Canada Mortgage and Housing Corporation recommends.  A fresh coat of neutral paint gives a 200% return on investment, no buyer wants to paint a home or replace tired carpet.  The front door is the first impression of the home, the farther you venture through the property, the less you spend on improvements. 

3.  Cost effective things to do to help your property sell faster are:  new warm glow lightbulbs, no clutter, no family photos or fabrics on end tables, no pet odours (we have a remedy for that one) no garbage on the side of the home or refuse, take down old curtains (they have a 10 year lifespan), take down broken blinds, less things on the kitchen counter, no towels in bathrooms for photos (they have tags and are usually crooked), and fresh master bedroom bedspread (white or neutral coloured, no patterns or flowers).  A fresh neutral palette, with no clutter, less patterns-less is more. An emphasis on the entry is really important, there will be a realtor, and a couple or more in the entry looking at the home for the first time- no clutter, no shoe racks by door. Clutter is not your friend, box it up.

4.  We have a professional lockbox that will be installed on property, it will tell us what time and who accessed the property.

5.  We have professional floor plans, that assists the Buyer in the decision making process, they do not have to come back and measure for furniture placement.
